A ₹1.2Cr 2BHK in a growing suburban micro-market typically rents for ₹22,000-28,000/month — a gross rental yield of roughly 2.2-2.8%, before property tax, maintenance, and vacancy months are factored in. Against a home loan EMI of ~₹95,000 (at 8.5% over 20 years for an ₹90L loan), the rental income alone rarely covers the EMI, which is normal for Indian residential real estate and why we frame it as an appreciation play, not a yield play.
